This Wednesday morning (4th) was bustling at the América Business Park property, located on Major Sylvio de Magalhães Padilha avenue in the Morumbi neighborhood, facing the Marginal Pinheiros in the southern zone of São Paulo. Fundação Valia, owner of two blocks within the complex—Miami and Dallas towers—hosted a breakfast event in partnership with Colliers to showcase available office floors to brokers. The presentation was followed by a technical tour of the space.

Flávio Riva, Director of Corporate Offices at Colliers, opened the presentation, sharing insights into the performance of the Marginal Pinheiros region where the asset is situated. According to the consultancy, the real estate cycle is favoring the resurgence of regions with higher vacancies, driven by the strong performance of major primary regions and a gradual return to office spaces.
"The market is shifting, and there are some regions that will benefit, which is expected to happen here as well. We see companies considering other locations; the market is heating up", stated Riva. Regarding the América Business Park complex, Riva highlighted the asset's differentiating factor compared to other options in the vicinity: "This development is an oasis within São Paulo, where tenants will find low-rise buildings and easy access to the freeway, with a free transportation forecast to Shopping Morumbi and Market Place. Additionally, for companies seeking ESG aspects, the property has contracted energy from the free energy market, resulting in a 20% reduction in utility costs."
Following this, Gustavo Ferreira, Director of Strategic Projects at Colliers, presented various layout projects for the floors. In the case of the Miami Tower, it is possible to accommodate up to 300 workstations on a typical floor, featuring a flexible design with 50% collaboration area and the remaining 50% dedicated to workstations. For the Dallas Tower, up to 270 workstations can be accommodated.
Comprising six corporate towers—Miami, Dallas, Atlanta, Philadelphia, Montreal, and Quebec—each independent yet interconnected by a green area, the América Business Park boasts a convention center, a restaurant, on-site parking, and ground-level spaces available for various uses, such as setting up cafes and other possibilities.
The Miami and Dallas towers have four floors each, offering centralized air conditioning, sprinkler systems, generators for common areas, 24-hour security, and a generous floor-to-ceiling height of 2.70 meters.
