A Brasilia brokerage bets on high-end incorporation

For almost 30 years in the sector, José Martins Soluções em Desenvolvimento Imobiliário, a company based in Brasilia, specialized in leasing and selling for the corporate and logistical real estate market, also working with property management. José Martins is now getting ready to enter the real estate development business, focused on high-end assets.

Last week, the editorial staff of REsource interviewed the company's director, João Victor Martins Lacerda, giving details about the incorporation plans and reasons leading José Martins in this direction. "Our strategy for the construction of commercial buildings is still in the planning phase, focusing on the regions of Águas Claras and northwest of the Federal District (DF)," explains Lacerda.

"We believe we have a thriving and heated market for high-end real estate in the Federal District. Currently, few properties cater to this public [who demand offices and condominiums ranked A+ and A ], and the few that exist are practically already leased", says Lacerda.

The mapping data of the SiiLA Market Analytics platform is in line with the information mentioned by the manager. Based on the high-end office market in Brasília, the total inventory is 460 thousand sq meters, with the occupancy rate close to 93% at the end of the third quarter of 2022. Almost 50% of the companies with high-end assets are in the financial sector.

In the warehouse segment, José Martins' plans are more advanced, with an investment of around 90 million reais. "We are in the approval phase of a logistics warehouse project in the Federal District, with 36 thousand sq meters of GLA", says the company director. "Our intention is for the asset to be the first in the Midwest with LEED certification," he adds.

According to SiiLA, the DF has a total inventory of just over 100,000 sq meters of high-end logistics warehouses with an occupancy rate of over 95%. In this scenario, José Martins sees room for growth in the logistics market in the region. "Our perspective is of a promising future, and we have data that show this trend. The vacancy is practically zero, and the demand for warehouses is very high; there is even a waiting list", he adds.
