Le Lis, Osklen, Tommy Hilfiger, Reserva, Richards, Arezzo, Track&Field, and Shoulder. These and other brands make’s the Brazilian street, Oscar Freire, known as the “5th Avenue of São Paulo,” a nod to the famous shopping street in New York City.
The street stretches over 2,600 meters, and in addition to the stores, the area is beginning to see a corporate landscape emerge, with office towers along the street and its parallel roads.
SiiLA’s monitoring indicates that there are currently six corporate developments on Oscar Freire or its adjacent streets, including two Class A and four Class B buildings. Together, they total 29,100 square meters of office space, with a vacancy rate of 16%.
One notable development in the area is Módulo Rebouças, popularly known as the Nubank building. Another Class A development is the Oscar Freire Office, with 4,600 square meters of private area, 100% leased by the tobacco company BAT Brazil.
Cyrela’s new project is named Pininfarina, after the Italian design firm known for designing cars for brands like Ferrari, Maserati, Alfa Romeo, Cadillac, Peugeot, and FIAT. The asset is scheduled for delivery in 2026 and will feature 45,000 square meters of private area.
In addition, Pininfarina is responsible for the Yachthouse Residence Club, the tallest residential building in Brazil, located in Balneário Camboriú, Santa Catarina.
The area is also expanding beyond offices: SiiLA’s platform monitors three multifamily developments in the region, including two Class A and one Class B, totaling 873 units.
According to GeoSampa, São Paulo’s municipal digital map consultation system, Rua Oscar Freire benefits from bike lanes, bus stops, and metro lines, as well as access roads well-known to Paulistanos.
Throughout its length, Oscar Freire crosses important streets such as Rua Augusta, Rua Consolação, Rua Teodoro Sampaio, and Rua Haddock Lobo, which directly connect it to Avenida Paulista. The street is also intersected by Avenida Rebouças, which links the Paulista region, Faria Lima, and Marginal Pinheiros.
Rua Oscar Freire is served by two metro zones in São Paulo: Oscar Freire station on Line 4-Yellow, and Santuário N. Sra. de Fátima-Sumaré station on Line 2-Green. Additionally, Avenida Paulista, near the street, is served by several other metro stations and bus lines.
The region's infrastructure is expected to become even more robust in the coming years, with the delivery of three metro stations nearby. Among the upcoming developments are the future Oscar Freire and Estação Nove de Julho stations on the planned Line 16-Violet. The current status of these stations remains undefined, but in 2022, documents related to the engineering pre-project bidding, environmental study, and basic project were published.
Line 16-Violet is scheduled for completion in 2034 and will connect the far east of the city, Cidade Tiradentes, to the upscale Rua Oscar Freire. Construction is expected to begin in 2028.
The future Sumaré station on Line 22-Brown will connect Rua Oscar Freire to Cotia and may introduce innovations to road systems. Its starting station will be Sumaré, close to Cyrela’s new project.
