Aliansce Sonae focuses on real estate development

Committed to the sustainable development of the cities in which it operates, Aliansce Sonae Shopping Centers has been developing real estate projects to incorporate commercial synergies in new products close to its malls.

With 4.4 million sq meters of expansion and mixed-use in its portfolio, the company is developing six planned communities with 35 residential, corporate, hotel, and healthcare towers. The development should be completed in the next four years, launching around 3,600 units for the real estate market.

In addition to a hotel in Uberlândia, eight projects are already under construction, such as the Unimed hospital and six residential towers in Maceió. Also, the launch of three residential towers in Goiânia, a project for 14 buildings at Via Parque Shopping in Barra da Tijuca, Rio de Janeiro, which the city government is approving.

Aliansce Sonae's multipurpose projects, with a PSV (General Sales Value) of around R$1.8 billion, will increase the number of people visiting the mall. The first developments will be delivered in 2023.

Mario Alves de Oliveira, Director of Development and M&A at Aliansce Sonae, the multipurpose area projects will still add value to cities, valuing the regions.

"[...] Malls today must be more than centres of relevance and convenience for consumers; they must be a true hub of sustainable solutions for the cities they are in. Therefore, among our initiatives is the development of real estate plans for expansion and multipurpose. We seek partnerships relevant to this context to accompany the growth vector of cities and, above all, promote convenience to people's lives and additional benefits to our tenants", explains Mario.

This company's Masterplan includes projects in the cities of Rio de Janeiro, Maceió, Salvador, Campinas, Franca, Uberlândia, and Goiânia, with mixed-use projects. Parque Shopping Maceió, for example, will gain a high-end real estate complex with six residential towers, a hospital, and the potential for offices. 

According to the Market Analitycs platform, Parque Shopping Maceió was delivered in 2013 with 32,214 sq meters of GLA ranked class B.
