The signing of the agreement between Amazon and Capitânia (CPLG11) on the 7th, for the construction of a logistics warehouse in São José dos Pinhais (PR), has brought renewed attention to the company’s expansion across Brazil.
Beyond isolated expansions, Amazon has been consolidating its position as one of the country’s logistics giants, with strategies also focused on logistics condominiums.
According to the 2025 survey of A+ logistics condominium GLA, out of more than 2.05 million m², 69,900 m² are occupied by the company, representing a 42.65% increase compared to 2018, when it first began recording occupancy in these assets with 49,000 m².
Historically, A+ developments saw a post-pandemic surge and continued to grow, reaching 2.12 million m² of total gross leasable area in 2021 and stabilizing at 1.66 million m² from 2024 onward.

The REsource team reached out to Amazon to better understand its logistics expansion strategy but had not received a response by the time of publication.
With approximately 60,000 m², the lease has a ten-year term starting from asset delivery, with contractual clauses detailing penalties in case of early termination, making it atypical. If terminated within the first five years, the penalty equals the sum of all remaining rent payments until the end of the ten-year period. If termination occurs in the last five years, the penalty corresponds to six months of rent.
According to the timeline, documents were finalized in February 2026, and construction began the following month. Delivery of the asset to Amazon is scheduled for December this year, with rent adjustments tied to inflation.
