Americanas S.A. (AMER3) has decided to terminate early its lease contract for the Bresco Contagem property, part of the portfolio of the Bresco Logística Real Estate Investment Fund (BRCO11). The company's decision entails a 9-month notice period for vacating 15,200 m² of the property.
Bresco states that the impact of the termination on the Fund is limited, as the lease in question represents approximately 3.4% of the Fund's Gross Leasable Area (GLA) and generates an income of about R$ 0.03 per share. According to Rafael Fonseca, CFO of Bresco Investimentos S.A., the company is not concerned about the early departure of Americanas, given its strong market positioning.
"When such notices are given, our contracts usually protect us very well. Americanas still needs to honor a nine-month notice period, which includes financial compensation. We have nearly a year of protection to secure a new tenant. This is a period we view as very favorable, especially given the quality of the location," says Fonseca.
The CFO further explains that the contract includes a termination clause that requires Americanas to pay a compensation of six times the monthly rent, adjusted according to the IPCA/IBGE inflation index.
According to an analysis by SiiLA’s intelligence team, Americanas is expected to pay nearly R$3 million in compensation to Bresco. In addition to the termination fees, the retailer will continue to pay the monthly rent of approximately R$ 400 thousand for the property.
The A+ class industrial complex is located in Contagem, in the state of Minas Gerais. It spans a total area of 70,1 thousand m² and features a floor with a capacity of 6 tons per square meter, natural lighting with translucent roofing, a fire protection system with sprinklers, installed pallet racking, LED lighting, and support areas such as a security gate with access control, CCTV, 24-hour security, truck parking, changing rooms, a driver’s support building, a kitchen, a cafeteria, and a generator for common areas, among other amenities.
The market value of the property is estimated at R$ 24.84 /m², with 90% occupancy expected by the end of Q3 2024. Tenants of the space include Magalu and Grupo Hidrau Torque.
With the departure of Americanas, the vacancy rate of the property is expected to rise to 21.73%. However, Bresco has confirmed that there are interested parties looking to lease the available spaces. In recent weeks, Bunzl has leased two modules, bringing the property’s occupancy rate to 100%.
According to data from SiiLA’s Market Analytics platform, Americanas occupies 11 properties, the majority of which are A+ and A class. The total leased area amounts to 489,5 thousand m². Despite the ongoing crisis, Americanas remains the third-largest tenant in terms of leased area among Customer Good, ahead of Shopee, Shein and Magalu, and behind Mercado Livre and Amazon, as indicated by the research.
Last year, Bresco reported that TW Transporte e Logística would terminate its lease at the Bresco Canoas property in Rio Grande do Sul. With a lease contract set to expire in October 2024, the termination left over 11,000 m² vacant, representing 35.5% of the property's GLA. Three other lease terminations occurred in 2023. In addition to TW Transporte, MagaLu vacated the property but later returned after a six-month notice period. Other departures included GPA and Carrefour.
