Americanas/B2W Successfully Departs RBR Hortolândia as Fund Announces New Lease for the Property

The departure of Americanas/B2W from the RBR Hortolândia II industrial property has been completed this quarter. BRL Trust, the administrator of the RBRL11 real estate investment fund (FII in Portuguese), has issued a statement indicating that the lease termination and penalties, totaling R$ 2.1 million, will be paid in installments.

The property, showcased on SiiLA SPOT by RBR, consists of a single block spanning a total area of 43,460 m², with a ceiling height of 10 meters. The floor has a capacity to support up to 6 tons per square meter.

The development offers various amenities, including internal and external parking for cars and trucks, round-the-clock security, a reinforced cabin, electric generator, sprinklers, and ample natural lighting. It is also equipped with a lock and features 28 docks. The property boasts an impressive efficiency rate of 90%.

Strategically located 3.3 km from Rodovia Anhanguera and 3.2 km from Rodovia Aguirre Proença, the property provides convenient access to the cities of Campinas and Sumaré. Moreover, its proximity to Viracopos Airport makes it an ideal choice for companies requiring air transportation.

A portion of the vacant area within the development has already secured a new tenant, from the logistics segment. In their statement, the company mentioned, "Unlike the past three years, where e-commerce was the primary driver of occupancy in logistic warehouses, we are currently witnessing a shift in the profile of companies seeking to lease these large warehouses."

The new tenant will occupied an area of 26,719.50 m², in a contract valid for a period of 60 months. After the discount period, the revenue from this lease is expected to amount to approximately R$ 0.06 per share, indicating an increase compared to the previous rent.
