On last Thursday (9), the real estate investment fund Arch Edifícios Corporativos (AIEC11) announced, through a material fact, the signing of an amendment to the lease agreement with the Smurfit Westrock group, tenant of the Rochaverá Tower D building. The area leased by the company increased by 1,839 m², reaching a total of 4,679 m².
The contract now runs until August 2030, extending the previous version by 11 months. The group will occupy the building’s second floor.
Regarding the impact on the REIT, its vacancy rate will be reduced to 41%, generating a monthly income—after fees and discounts—of BRL 0.048 per share. However, the reported figures do not represent a profitability guarantee, and the fund may retain up to 5% of semiannual profits as reserves, in accordance with CVM regulations.
The first lease agreement was signed at BRL 130/m². REsource reached out to Arch and Smurfit for clarification on the transaction’s value and other details, but no response was received.
A Class A+ asset located on Avenida das Nações Unidas, in the Chucri Zaindan corporate hub, with a total area of 12,709 m². The building features advanced technological resources, LEED Platinum (O&M) and Gold (Core and Shell) sustainability certifications, a building management system, 377 parking spaces, and a central air-conditioning system.
