Amazon is reorganizing its corporate footprint in São Paulo and physically separating Amazon Web Services (AWS) operations from the company’s other business units. The cloud computing division will now concentrate its teams at the Complexo JK, in the Juscelino Kubitschek (JK) area, where Amazon’s former general operations were previously based.
At the same time, Amazon continues preparing the relocation of part of its operations to Biosquare, a corporate development located in the Rebouças district. The company’s pre-lease agreement for the asset was first reported by REsource in March 2025, nearly a year before the building’s delivery.
This movement is not an isolated one. The Rebouças corridor has been consolidating its position as one of São Paulo’s main corporate hubs, especially for companies connected to technology, financial services, and the digital economy. With a corporate office inventory exceeding 188,000 m² and an occupancy rate above 83%, the region has been attracting major companies looking for newer buildings and a strategic location between the Faria Lima, Pinheiros, and Paulista business districts.
Data from SiiLA shows that companies in the FIRE sector (finance, insurance, and real estate) alone account for 36.6% of the occupied area, while technology, media, and telecommunications companies (TAMI) represent another 22.3% of the local market.
Among the largest occupiers in Rebouças are companies such as Nubank, Stone, Netflix, QI Tech, MDS Brasil, and Spaces (IWG), reinforcing the area’s profile as a hub for the new economy and high value-added service operations. Together, the ten largest companies in the region occupy more than 52,000 m² of office space.
The region has also benefited from the delivery of new high-standard developments, such as Biosquare. Among the best-performing assets are Eldorado Business Tower, which alone totals approximately 59,000 m² of corporate inventory, as well as buildings such as Módulo Rebouças, Pátio Rebouças, White 2880, and JMA Corporate Boutique.
Even with the arrival of new developments, vacancy rates remain relatively controlled compared to other corporate regions in São Paulo. Some buildings are operating at nearly full occupancy, especially newer assets located close to major urban mobility corridors.
According to Hilário Egídio, Research Manager at SiiLA, “Rebouças is no longer viewed merely as an alternative to Faria Lima, but is increasingly consolidating itself as a natural extension of the southern São Paulo corporate corridor.”
According to the specialist, this movement is mainly driven by more competitive costs compared to Faria Lima and JK, in addition to the region’s ability to attract technology companies, fintechs, and corporate operations that prioritize urban location, metro access, and more efficient buildings.
