Yesterday (05), GoodStorage inaugurated Park Lapa II, an industrial complex spanning 30,000 square meters in the city of São Paulo, Brazil. The event was attended by invited guests, who were presented with the main aspects and differentials of the property.
Located near the Lapa station on Line 7-Rubi of CPTM (Companhia Paulista de Trens Metropolitanos), the region is known for its high-end residential properties and history. The location of Park Lapa II also holds historical significance, as it once housed the former Alstom factory, a French company that produced trains and machinery. For over 60 years, the company operated in the country and at the site, which now hosts GoodStorage's development, it performed maintenance and construction of trains and other road equipment.
Between classic arches from the last century and modern metal structures, the event took place in module 3 of the development and was presented by Leonardo Noviello, portfolio manager of GoodStorage. The contrast between history and the future was evident on the floor, where it was possible to see the old train tracks beneath the reinforced concrete.
One of the main characteristics of GoodStorage's developments is the refurbishment and redefinition of industrial buildings. In Lapa, a retrofit and expansion of the existing buildings on the site were carried out, and the entire area was modernized to accommodate future tenants.
"We aim to transform urban areas that may not have been developed; we take underutilized or displaced factories and transform them into an industrial property," said portfolio manager of the company.
Park Lapa II can be divided into three sectors. The first, where the event and presentation of the development took place, comprises 10 modules ranging from 770 square meters to 4,327 square meters, with ceiling heights varying from 6 to 14 meters.
Specifically, modules 7, 8, 9, and 10 were part of the assembly line for train carriages. Noviello explained that the cars built at the site were destined for the New York City subway, and some of the metal structures remain from that era.
In addition to the area focused on warehouses, the industrial property also has a sector dedicated exclusively to storage modules. Called SelfStorage Lapa Flex II, these modules are smaller, ranging in size from 70 square meters to 1,500 square meters, with a ceiling height of up to 8 meters.
Another feature introduced at GoodStorage's development is a 5,000-square-meter office building. With seven floors, a restaurant, and floors of up to 780 square meters, the building will be delivered in "core & shell" format to tenants.
"Faria Lima of warehouses," that's how Noviello described the Lapa region. He explained that due to its proximity to expressways, highways, airports, and access roads, the region deserves this title. "We believe this is the best place. We are pleased to have such a robust portfolio with three parks in this region," he added.
Due to its construction profile, the target companies for Park Lapa II are diverse. E-commerce operations, last-mile delivery, same-day delivery, and reverse logistics are some of the desired profiles. Boutique companies that consolidate all their logistics and administrative operations in a single space are also sought after.
"Being within the capital provides a broad reach to different audiences. [In other similar developments] we have companies from the pharmaceutical sector, high-end retail, and even luxury vehicle workshops. So, I can say we have a bit of everything in our portfolio," Noviello concluded.
