The recent lease of Netflix’s new Brazilian headquarters in the OPI-7 building, located on Avenida Rebouças, has put boutique office buildings back in the spotlight. An exclusive analysis by SiiLA shows that this type of development has gained strong momentum over the past five years, with inventory growing more than tenfold from its initial size.
These assets are typically smaller than traditional office buildings but feature high-end specifications and are primarily designed for single-tenant use. To be classified as boutique, they generally need to be located in high-demand areas—specifically in Central Business Districts (CBDs).
In 2021, boutique office buildings in São Paulo totaled around 13,300 square meters; by 2025, that number had risen to 142,000 square meters. The peak so far was in 2024, when the largest volume of new inventory was delivered—75,900 square meters.
Moreover, absorption in the first two quarters of 2025 has already surpassed the totals for 2021 and 2023 and is close to the full-year figure for 2022.
The city’s most sought-after areas—the Central Business Districts—are targeted by major companies, reflected in a 17% vacancy rate for Class A+, A, and B buildings. However, within the boutique segment, vacancy remains high: even with recent leases, 40.71% of these assets are still vacant.
The addition of new supply has pushed vacancy rates up and increased availability in districts such as Pinheiros, Itaim Bibi, and Jardins. Examples include the Inspira Itaim building in Jardins; JHA Corporate Boutique in Itaim Bibi; JT Jockey and BKA buildings, both in Pinheiros.
Among the main tenants, besides the streaming giant, is Link School of Business, which pre-leased 100% of the Corporate Garden – Jardim Paulista in 2024. The same occurred with Bothanic Faria Lima, leased to Reag Investimentos in 2023, and White 2880, leased to Stone Pagamentos in 2022.
In 2025, 25,000 square meters are expected to be delivered, all located in Pinheiros and Vila Olímpia. For the following year, another 16,300 square meters are planned for areas such as Pinheiros, Itaim, and Jardins.
As more boutique buildings emerge in São Paulo’s upscale districts, competition for exclusive spaces is heating up.
