In the second quarter of 2021, São Paulo, Porto Alegre, Brasília, and Belo Horizonte gained new office buildings, adding a total of 129,081 square meters of new Class A+, A, and B office space in the Central Business Districts (CBD) regions, according to the latest data from SiiLA Brasil. The volume of new office spaces delivered was 84% higher compared to the first quarter of 2021.

In São Paulo, the highlight was the River One, a Class A+ development that was delivered in May 2021. With a total private area of 23,625 square meters and 14 floors, the office is located in the Marginal Pinheiros region and was recently acquired by RBR Asset.

"The months of May and June were the busiest for the corporate real estate market in the last quarter, with the delivery of five important developments in four Brazilian capitals," said Giancarlo Nicastro, CEO of SiiLA Brasil.

The executive points out that despite the challenging times the office sector faced during the pandemic, the economic recovery and progress in vaccination efforts are expected to drive demand for new corporate spaces in the country. "As an indicator of market sentiment, it's worth mentioning that the Tower A of MultiBrasil Corporate, a development delivered this quarter in Brasília, is already 100% leased to the Federal Police," he adds.

Here are some of the new deliveries:

River One
Located in the Butantã neighborhood on Marginal Pinheiros, this Class A+ development features a total private area of 23,625 square meters and 14 floors. Each floor has an average of 1,461 square meters and a ceiling height of 4.05 meters. The building also includes a sprinkler system and central air conditioning.

Edifício MultiBrasil Corporate - Tower A
The Tower A of this Class A+ development was delivered in June and is located in the Asa Norte neighborhood of Brasília, in the Federal District. It offers a total private area of 9,100 square meters and 17 floors. The building features 24-hour security, a ceiling height of 3 meters, and an average area of 1,500 square meters per floor.

Cassio Resende I
This 5-floor building is situated in the downtown area of Belo Horizonte, Minas Gerais. With a total private area of 2,220 square meters, this Class A development offers an average area of 444 square meters per floor.

Linked Teresópolis
This Class B building is located in the Santana region of Porto Alegre, Rio Grande do Sul. It has a total private area of 6,674 square meters. With a ceiling height of 2.70 meters and 7 floors, the building provides an average area of 961 square meters per floor.

Office Park Lindóia
Situated in the North Zone of Porto Alegre, Rio Grande do Sul, this 12-floor development offers a total private area of 4,262 square meters. The Class B building has a ceiling height of 2.70 meters and an average area of 357 square meters per floor.
