Brazilian REIT’s Investors Surpass the 2.3 Million Mark

The Brazilian capital market stock exchange, B3, has just released its latest monthly bulletin on Real Estate Investment Funds (FIIs). This report, updated monthly, presents the progression of the funds, the number of offerings, assets, among other pertinent data for the sector, with a primary focus on the escalating number of individual investors.

Compared to July, there has been an astounding increase of 73,000 investors, propelling the total count of individual investors beyond the 2.3 million mark. These figures signify an almost exponential growth when compared to previous years. At the end of 2020, the investor count was at 1.1 million; by the end of 2021, it had reached 1.5 million, and in 2022, it stood at 1.9 million.

The report also provides a ranking of the top 10 most traded “FIIs” in August and over the last 12 months. In the previous month, the leading three on the list were Kinea Rendimentos Imobiliários (KNCR11), Kinea Índices de Preços (KNIP11), and CSHG Logística (HGLG11).

In total, there are 483 listed funds on B3 and 843 registered with the Brazilian Securities and Exchange Commission (CVM). During July, the combined net worth of the Real Estate Investment Funds amounted to R$ 206 billion, while the market value of the FIIs reached R$ 150 billion.

According to Giancarlo Nicastro, CEO of SiiLA, the Brazilian “FII” market still has ample room to grow. "FIIs are accessible, allowing an individual to own a share of a desirable commercial asset located in prime areas. This is an opportunity that might have been financially out of reach for an investor acting independently. FIIs are appealing precisely because they represent an accessible opportunity for those looking to start or expand their investments in solid assets", he explains.
