On Wednesday, the 25th, brokers gathered at GLP Bandeirantes for an exclusive breakfast focused on Industrial Market Outlook. Organized through SiiLA's Marketing 360° / SPOT solution, the event combined market intelligence with on-the-ground experience, featuring presentations by Henrique Sargentini, Leasing Coordinator at GLP Brazil, and Hilário Egídio, Research Manager at SiiLA.
Sargentini highlighted the property and discussed GLP Brazil's broader portfolio, including information on available spaces, rental rates, and upcoming projects.
"We have several project options in strategic locations such as GLP Guarulhos III, set for 2026, GLP Dutra I, Bandeirantes itself, GLP Taboão (also for 2026), and GLP Régis," he said.
Egídio followed with a data-driven overview of São Paulo's industrial real estate market, underscoring key logistics hubs such as Guarulhos, Cajamar, Atibaia, and the capital.
"One of the most important benchmarks is vacancy,” he explained. “Around 12% is considered a balance point. Above that, tenants gain more bargaining power; below 10%, landlords hold the leverage. Today, Cajamar is right at 10%, while Atibaia and São Paulo are near zero."
Following the presentations, attendees toured GLP Bandeirantes. For many, the visit was an opportunity to step beyond the digital realm and experience the property directly.
