Cajamar and Extrema: two distinct regions with one major commonality: industrial properties. Despite being located in different states, both regions are gaining attention for their substantial warehouse properties and the growing presence of companies.
On one side, there’s Cajamar, located near São Paulo, offering competitive prices despite its prime location. On the other, Extrema, a small city in Minas Gerais, has attracted businesses and investors with tax incentives.
In recent years, both Cajamar and Extrema have experienced significant growth in their property stock, more than doubling in size. Cajamar’s stock jumped from 1.2 million m² to 2.9 million m² over the past eight years — a 136% increase. Extrema, however, stands out with its rapid growth; in 2016, it had 128 thousand m², and today it boasts 1.1 million m², marking an impressive 810% growth.
Since 2020, 8.9 million square meters of class A+, A, and B industrial parks have been delivered across Brazil. Of this new stock, Cajamar accounts for 17.2%, while Extrema represents 10.2%.
Up until the third quarter of 2024 (Q3 2024), Cajamar and Extrema collectively delivered 133 thousand square meters and 110 thousand square meters, respectively.
Among Cajamar's main developments is GLP Bandeirantes, delivered this year and already hosting a prominent tenant: the retailer Shopee, which leased 70 thousand square meters in June. The development is still ongoing, with an additional 86 thousand square meters planned for delivery.
For 2025, the first phase of Golgi Cajamar is scheduled to conclude, adding 93 thousand square meters, with phase two possibly being advanced to add another 54 thousand square meters by early 2026.
The main deliveries in Extrema this year focused on the CityGate Itapeva, a 50 thousand square meter project completed in June. The asset already has a 12 thousand square meter lease to Dona Rita Embalagens. Additional expansions occurred in two developments: Cy.log Modal Extrema I and BBP Extrema.
Cy.log Modal Extrema I received an expansion of over 22 thousand square meters with Phase II of the project. Currently, the space is leased by DHL, which operates for Adidas, making it their main distribution center.
BBP Extrema, in turn, added two new modules of 5 thousand square meters and 8 thousand square meters, both already leased. The larger one was allocated to Arfrio, while the smaller one was occupied by Volo Logística.
