Capitânia has fully leased another property from its portfolio, CPLG Mauá, formerly known as Urban Hub Mauá II. The information, obtained exclusively by REsource, reveals that the tenant occupying the last 8,300 m² available is AGI Log, a logistics company that already operates in another Capitânia property in the region.
The asset was delivered in October 2023 and reached full occupancy for the first time in February 2025. It is a Class A industrial property located in Mauá, within the Greater ABC region of São Paulo.
AGI Log has now become the property’s second-largest tenant, behind only Benassi Transportes, which occupies 23,200 m². At CPLG Mauá, the transportation and logistics sector accounts for 75% of occupancy, while industrial products and consumer goods each represent 12.5%.
In addition to AGI Log, the property is home to tenants such as Shopee, CBC – Companhia Brasileira de Cartuchos, Benassi, Exeltainer, and UD Log. The complex consists of two warehouses, subdivided into eight modules.
The property's Market Rent is R$ 27.17/m², according to data from SiiLA's intelligence team. The negotiated price exceeded the property's appraisal. Detailed information, including transaction values, is available on the exclusive subscriber platform, Market Analytics.
Mauá is one of the cities that make up São Paulo’s Greater ABC region. It is a relatively small market, with a total inventory of 792,000 m² in Class A+, A, and B industrial properties.
In Q4 2024, the region saw a sharp increase in its vacancy rate, which jumped from 2.3% to 16.6%. This spike was driven by the delivery of Golgi Mauá II, a new 116,000 m² development that remains fully vacant.
