In São Paulo's Berrini district, the Centenário building, locally nicknamed "Centenarinho," is currently fully occupied by WeWork. However, this will change in 2025. According to market sources, the Casas Bahia Group is set to replace the coworking company in the property.
Throughout this year, WeWork has faced a series of legal notices, eviction threats, and contract renegotiations. The company is now preparing to vacate the building, despite an initial lease term set to run until 2036.
The property is subleased by Creditas, a financial institution specializing in credit. While Creditas has not disclosed plans to lease another space, market sources suggest it has been exploring new locations.
According to information gathered by the REsource team, the Casas Bahia Group will transform the Centenário building into its new main headquarters. The lease is expected to take effect in January 2025. The building, which offers 16,400 m² of leasable area, underwent a retrofit in 2020.
Although details remain scarce, an internal memo from Grupo Casas Bahia has already confirmed the change. However, the company had not commented on the matter by the time this report was published.
In a statement, property owner Brookfield Properties said it does not comment on new business ventures. “Brookfield Properties informs that, as part of its corporate practices and governance, it does not comment on any business expectations or potential commercial agreements,” the company stated.
Currently, the Casas Bahia Group occupies 7,300 m² in the Eldorado Business Tower in Pinheiros. Additionally, in A+, A, and B-class logistics condominiums monitored by SiiLA, the company has a total occupancy of 342,000 m².
