According to data from SiiLA’s Market Analytics, the Brazilian office market recorded 310,500 m² of gross absorption across Class A+, A, and B buildings during the first quarter of 2025. São Paulo accounted for 69.9% of that volume.
The five largest leases of the period all took place in São Paulo, particularly in the Chucri Zaidan, Pinheiros, Chácara Santo Antônio, and Berrini submarkets.
The largest deal was signed by Casas Bahia, which leased 16,495 m² in the Centenário building in the Berrini district. The space was previously occupied by WeWork.
The second-largest lease was XP Investimentos, which took 12,952 m² in the Luna Nova building in Chácara Santo Antônio. In third place was Grupo Seven, with 9,541 m² leased in Tower D of Rochaverá Corporate Towers (Diamond Tower), located in Chucri Zaidan.
Rounding out the top five were two other major occupiers: Hospital Albert Einstein, which leased 9,290 m² in HBR Corporate Tower, and Netflix, which took space in the OPI-07 building. Both properties are located in the Pinheiros district.
SiiLA monitors Class A+, A, and B office buildings in São
Paulo, Rio de Janeiro, Belo Horizonte, Brasília, Campinas, Curitiba, and Porto
Alegre. Across all monitored
cities, the financial sector led Q1 leasing activity with 42,400 m². It was
followed by healthcare (36,000 m²), technology (30,000 m²), and consumer goods
(22,600 m²). Legal and electric energy sectors each accounted for 10,900 m², while
transportation and logistics closed the list with 10,300 m².
