São Paulo plays a central role in the Brazilian commercial real estate market. The city is known for its bustling business activity, housing numerous national and international companies.
Looking at the city's office market, São Paulo has 11 CBDs or Central Business Districts submarkets, an English term that defines corporate regions in major metropolises. In the case of São Paulo, these CBD regions consist of: Faria Lima, Itaim Bibi, JK, Vila Olímpia, Berrini, Chucri Zaidan, Paulista, Pinheiros, Santo Amaro, Marginal Pinheiros, and Chácara Santo Antônio.
São Paulo's CBD regions offer over 3.418 million square meters of Class A+ and A office space. And how much does it cost to occupy one of those office suits?
Today, for high-standard office tower in São Paulo's CBD regions, the average asking rent is R$ 94.29/m². If we look at each region of the city, we'll see that prices behave differently.

In São Paulo, the Itaim, JK, and Faria Lima regions bring the highest asking prices to the city—and the country. Following them are the Paulista and Vila Olímpia regions.Faria Lima, JK, and Vila Olímpia, for instance, are neighboring regions with varying price behaviors. In total, these three regions add up to a stock of over 991,000 square meters divided among 48 high-standard buildings (Classes A+ and A). Out of these three regions, JK has the highest asking price, followed by Faria Lima and Vila Olímpia, with R$ 213/m², R$ 198/m², and R$ 134/m² respectively. When analyzing these three regions together, the current average asking rent is of R$ 181/m². The average price has increased compared to the same period last year when the requested price was R$ 139.50.

Iconic office towers in the city
The JK, Faria Lima, and Vila Olímpia regions are well-known among the CBD areas, especially for being addresses of iconic office buildings in São Paulo. The Birmann 32 is one such example. Located on Avenida Faria Lima, this development was the subject of an interview with SiiLA's CEO, Giancarlo Nicastro, and Didi Pei, the architect who designed the 125-meter-tall building, known for the whale sculpture in the exterior area. In the JK region, one of the most famous is the São Paulo Corporate Towers. The complex was delivered in 2015 and consists of two towers, housing major tenants such as XP, Google, and consulting firm Ernst & Young. On the other hand, in Vila Olímpia, one of the standout developments on the horizon is the E-Tower, an A+ property with a total private area of 23,895 square meters and 37 floors.
