Ceará is fast becoming the new industrial hub of northeastern Brazil, with an expected delivery of over 327,000 square meters of new industrial space in 2023. According to data from SiiLA Market Analytics, the state's Class A+ and A industrial property market has almost doubled in size over the past two years, from 167,000 square meters in 2020 to over 300,000 square meters in 2022.

Despite this increase in supply, demand has kept pace, with occupancy rates marginally rising from 91% in Q4 2020 to 92% by the end of 2022. This demonstrates the appeal of Ceará's strategic location to businesses looking to establish their operations and serve the large consumer market in northeastern Brazil.

Transportation and logistics, retail, and e-commerce are among the sectors that occupy the most industrial space in the state, with companies like Amazon and Mercado Livre leasing space in the region in the last year.

Looking ahead to 2023, Ceará's industrial property market is set to expand even further, with approximately 327,000 square meters of new industrial space to be delivered across three Class A+ and A properties. For example, BWDiase Business Park Fortaleza, with a planned gross leasable area of 190,000 square meters, will be one of the largest industrial parks in the state upon completion. This development offers numerous features, including 550 parking spaces for cars and trucks, a 12-meter ceiling height, and a floor loading capacity of 6 tons per square meter, making it an ideal location for businesses seeking top-tier industrial properties.
