On Wednesday (the 13th), Giancarlo Nicastro. CEO of SiiLA, addressed attendees at the "Panorama do Mercado Imobiliário do Rio de Janeiro" event, hosted by SECOVI-RIO. During his presentation, Nicastro shared key insights and data concerning the Rio de Janeiro market.
The indicators presented shed light on an improving scenario in vacancy rates, despite no expansion of inventory. In 2022, the city recorded a vacancy rate of 35.27%, which decreased to 34.79% in 2023.
Furthermore, Nicastro revealed a decrease in the average asking price, from R$ 81.28/m² to R$ 79.91/m². SiiLA monitors a total of six regions encompassing 3 million m² of class A+, A, and B office space.
Nicastro also highlighted significant lease transactions in the city, including those in Eco Sapucaí, Centro Empresarial Rio Cidade Nova, and Ventura Corporate Tower, which were the three largest absorptions of 2023.
“SiiLA has been closely monitoring the revival of activity in the city's corporate real estate market. We are witnessing significant investors making moves to acquire assets in this area, such as the recent cases involving HSI and JGP, who purchased the Oi Leblon building and the Rio Design Leblon Shopping Mall. Both entities are strategically preparing these properties to meet the demands of prospective tenants in the forthcoming years," remarked Giancarlo Nicastro.
The event took place at the headquarters of Fecomercio RJ, in the Flamengo neighborhood, bringing together key representatives of the Rio de Janeiro real estate sector to understand the city's commercial movements.
Its aim was to present to the public the main indicators of the previous year regarding condominiums, leasing, sales, purchases, condominium and leasing actions, as well as launches and financing in all regions of the city.
In addition to Nicastro, the event welcomed Leonardo Schneider, vice president of SECOVI-RIO, Cláudio Hermolin, president of SINDUSCON-RIO and advisor and partner of Primaz, Aloísio Carlos, real estate intelligence specialist, and was moderated by Maurício Eiras, coordinator of Cepai.
