The São Paulo office market closed 2024 with a positive net absorption of 112,258 m² in Class A+ and A properties across the city's Central Business Districts (CBDs), along with nearly 300,000 m² in gross absorption. But where are these absorptions happening?
The Chucri Zaidan region, home to the largest supply of high-end office space in the city with over 794,000 m², recorded the highest gross absorption. A total of 88,541 m² was leased, representing 29.6% of all leased space in the city's CBDs. Chucri Zaidan also leads in net absorption, with a positive balance of 56,000 m². This data was exclusively provided to REsource via the Market Analytics platform from SiiLA.
The Parque da Cidade Complex, which includes five office towers – B1 Aroeira, B2 Paineira, B3 Jatobá, C1 Sucupira, and Jequitibá – attracted numerous companies throughout the year. With towers completed between 2015 and 2021, the complex offers 203,000 m² of premium office space. The largest lease in the region was signed by Verisure, a security company led by Gustavo Velasco in Brazil, which leased 6,900 m² in the Jatobá tower.
In the same building, Danaher, a leader in healthcare, leased 2,253 m². Pirelli, from the automotive sector, also leased 2,025 m² in the Aroeira tower.

The second-largest region in terms of gross absorption in São Paulo's CBDs was Faria Lima, with 52,640 m² leased. However, in contrast to Chucri Zaidan, Faria Lima faced a significant tenant exodus, with over 50,000 m² of space returned throughout the year, resulting in a modest net absorption of just 2,000 m². The main tenants in the region included Banco Master, which took over the former Facebook space in the B32 building and now houses BlueBank operations. Other notable leases include Klabin, which leased 5,846 m² at Faria Lima Plaza, and Reag Investimentos, which leased 5,100 m² in the newly delivered Bothanic Faria Lima Corporate, a Class A property completed in December 2023.
Completing the top 3 regions with the highest gross absorption in 2024 is Berrini, which saw 45,000 m² leased during the year. Publicis Group was the largest tenant in this area, occupying 7,900 m² in the Carlos Bratke Jacarandá building. Banco GM also made a significant move, leasing 3,900 m² at the Torre Nações Unidas (TNU).
