Keeping an eye on the latest developments in the commercial real estate market, there's a new trend coming up. Have you heard of Co-warehousing?
With co-warehousing, the idea is to offer the local market an industrial area and infrastructure to serve multiple clients, whether they are small entrepreneurs or large corporations. Each client has its own space within the warehouse, ensuring the security and integrity of their products.
One of the main advantages of Co-warehousing is the flexibility it offers to companies. Instead of renting an entire storage space, which is often underutilized, companies can rent only the space they need for their inventory demands during the time they need it. This significantly reduces fixed costs and allows companies to easily adapt to changes in market demand.
"We are in one of the largest metropolises in the world, with a huge diversity of companies that need small, secure, well-located spaces and, above all, REGULAR spaces. And that's where Co-warehousing comes in, to meet this huge slice of small and underserved businesses", says Simone Santos, CEO of SDS Properties.
According to Stephen Tanenbaum, founder, and CEO of SKUrban, the flexibility to customize the space offered by this service is attracting new users: "We offer spaces from 50 m² to 500 m² for companies, and in them, tenants will find everything they need. In addition to the storage space itself, which can be customized according to the occupant's needs, we also have private rooms, workstations, and even multimedia space for podcast recording", says the CEO.
Currently, SKUrban has units in the Lapa neighborhood, in the western zone, and Aclimação, in the southern zone of São Paulo, which already have ANVISA certification, streamlining the certification process that is normally the responsibility of the tenants. This way, various types of products, such as medicines, groceries, and more, can be stored in the spaces.
According to the executive, the expectations for this new business model in the country are positive, and the agility of this service is attracting companies, especially after the success of the coworking model.
"Companies are very pleased with the business model. You have a lot of flexibility to have everything in the same place, both in terms of the warehouse and the office. In addition to the possibility of hiring services that can go beyond receiving and dispatch, including picking and packing, complete fulfillment, and even transportation", says the CEO of SKUrban.
