Last Friday (27th), Giancarlo Nicastro, CEO of
SiiLA, participated in a live discussion hosted by Clube FII, a platform
specializing in real estate investment funds. The episode, titled "Real
Estate Stays Put but Evolves: Explore Market Trends and What's No Longer in
Use," was presented by Arthur Vieira de Moraes, partner and head of
education at Clube FII.
During the conversation, various topics were
addressed, including the similarities between the office space market in Latin
American countries, particularly Brazil, Mexico, and Colombia. Additionally,
the discussion touched upon the distinctions found in the logistics sector in
these countries.
Regarding the central topic of real estate market trends, Nicastro elaborated on the redefinition of workspace as we know
it. He discussed the transformation of commercial "offices" into
residential spaces and the evolving role of shopping malls, which now offer
services and experiences, shifting away from a sole focus on shopping.
"In corporate offices, we're witnessing
not just a change in usage but also in how companies relate to real estate. In
logistics, we don't have this perspective of change yet because it's a
relatively recent sector in Brazil. We started discussing logistics around
2007/2008 when international-standard warehouses emerged. Therefore, as a very
new sector, we haven't experienced a wave of crises. On the contrary, logistics
continues to expand, and there's a high demand for this type of product," Nicastro
explained.
Another trend highlighted by the company's CEO
is the shift in commercial building lobbies today, featuring less human
interaction and more digital integration. Amenities and day-to-day conveniences
such as snacks and relaxation rooms are on the rise and increasingly common in
offices.
"This is no longer a utopian concept that
we only saw in companies like Google, Bloomberg, or other giants, but many
companies are now offering these benefits to attract employees," he noted.
Nicastro also mentioned that companies are
reducing their demand for office space they used to lease but are maintaining
the number of employees, embracing hybrid work, and investing in flexible
seating arrangements. He argues that the office has become a space for
collaboration among employees.
During the one-hour discussion, the executive also explored the trend of offices in shopping malls and the "Águas Espraiadas" operation, which aimed to stimulate the Pinheiros River region, particularly Chucri Zaidan, and its impact in contemporary times.
