According to data from the SiiLA Market Analytics platform, Unicoba Energia leased the office space at Birmann 11 located in Chácara Santo Antonio, South Zone of São Paulo, in 3Q 2022. In an exclusive interview with SiiLA REsource Fernanda Ristori, Marketing & Business Development Manager at CH3, detailed the project which was completed in an impressive 40 days.
According to SiiLA Market Analytics Birmann 11 was developed in 1996 features 9,780 m² of total private area divided into 10 floors with tenants including Panasonic and Regus, in addition to Unicoba Energia. The new 1,200 m² headquarters for Unicoba Energia is on the 10th floor of the property owned by Barzel Properties.
The project on the top floor of Birmann 11 was a retrofit which required the relocation of existing furniture with extensive demolition. In order to execute the tenant improvement project with such a limited timeline, CH3 required access to a vacant floor to properly stage the project. With 14 years of experience in the field, CH3 was up for the challenge and even recorded the project progress in real time.
During our SiiLA REsource. interview with Ristori, he also highlighted the delivery of the new turn key office project completed by CH3 at Bravo! Paulista featuring 400 m² of pre-built office space. Additionally, we discussed CH3’s Built to Rent, BTR3® model, which provides short and long-term financing for tenant improvement projects for CH3 clients.
