Creditas, a financial services company, has leased the 10th, 30th, and 31st floors of the WTorre Morumbi-Ala B office tower, located in the Chucri Zaidan area of São Paulo. According to Market Analytics, a platform from SiiLA, the company will be paying over R$500,000 per month for a space of 3,500 m². Subscribers to SiiLA’s data and analytics platform have full access to the details of the transaction.
The new lease was announced last week by the owners of the building: SARE11 (Santander), which holds a 75% stake, and HAAA11 (Hedge), which owns 25%.
Until now, Creditas' headquarters were located in the Edifício Centenário, in a space managed by WeWork. In December 2024, REsource learned that Casas Bahia would become the new tenant of the building, following the issues faced by WeWork, which went through a severe financial and operational crisis last year and began divesting some of its units in Brazil.

The WTorre Morumbi complex consists of two towers: Ala A and Ala B, and is located in Chucri Zaidan, one of São Paulo's main Central Business Districts (CBDs), near Marginal Pinheiros and João Dias Avenue.
Classified as A+, the towers offer a total of 89,000 m² of leasable area. By the end of Q4 2024, the complex had an occupancy rate of 89%.
According to SiiLA, Ala B, where Creditas will move, is also home to WeWork, which occupies the largest area in the building with 6,192.98 m². Other tenants include HDI Seguros with 6,188.58 m² and Unilever Brasil with 5,677.87 m².
The tenant profile in the building is predominantly composed of companies in the Finance, Insurance, and Real Estate sectors, which account for 34% of the tower’s occupancy. Following them are companies in Technology, Advertising, and Media, which make up 17.4%, along with Consumer Goods companies, which also represent 17.4% of the space.
The Chucri Zaidan area stands out as the region with the largest stock of high-end corporate office spaces in São Paulo, with 794,000 m² of Class A+ and A properties.
