Today, we know that the major hub for office buildings is Faria Lima. The region hosts the most iconic developments, billionaire buildings, and high rents. At the same time, the area is running out of space. Rebouças avenue promises new assets, as do Chucri Zaidan and Pinheiros. But do the data reflect this?
A SiiLA survey showed that, over the next five years, the delivery of 26 assets is expected, totaling an area exceeding 415,000 m². The mapping revealed three Class A+ developments, ten Class A, and eleven Class B.
It's important to consider that the analysis only includes approved projects. Projects can be postponed, delayed, or canceled. The mapping includes developments that meet the criteria for class (A+, A, or B) and use (corporate).
The analysis of the mapped developments revealed that Pinheiros will deliver the most area, with six developments. Chucri Zaidan and Chácara Santo Antônio tied for second place, with three developments each, while Vila Olímpia, Santo Amaro, Marginal Pinheiros, and Barra Funda each have two assets.
Thirteen of the 23 assets are expected to be delivered in 2025. The Edifício Nelson Waisman, a Class B building located on Rebouças avenue, is expected to be the first to be delivered in February.
For 2025, the only Class A+ project expected is Alto das Nações, located on Nações Unidas avenue, to be delivered in December. The development will be the tallest tower in São Paulo, standing at 219 meters, surpassing the 172-meter Platina 220.
Another anticipated development is the Esther Tower, a complex of two towers located on Chucri Zaidan. The delivery is scheduled for June 2025.
According to the SiiLA mapping, ten projects are expected to be delivered in São Paulo by 2030. One of these is Pátio São Paulo, an A+ asset with 25,900 m².
The last mapped A+ asset expected to be delivered by the end of the decade is Panamérica Green Park II, located on Marginal Pinheiros region. It will have 8,000 m² and be part of a complex of developments.
