The industrial property market has just seen a major new lease transaction. According to information gathered by the SiiLA journalism team, the GLP Régis facility in Embu, São Paulo, has secured a 20,4 thousand m² lease. Exclusive data from REsource confirms that the new tenant is Enel, the power distribution company.
The transaction was disclosed by Paulo Bio Real Estate, while REsource journalists confirmed the tenant’s identity.
This marks a strategic shift for Enel, as it moves into its first high-end industrial property in Brazil. Previously, the company did not lease any facilities classified as industrial properties. According to industry sources, the space will serve as a logistics hub for Enel’s operations.
With 92,4 thousand m² of gross leasable area (GLA), GLP Régis is a Class A+ development featuring three warehouses and state-of-the-art infrastructure. Enel’s new neighbor at the site will be Dengo Chocolate, which occupies 13,5 thousand m².
Currently, Embu’s industrial property market has a 19% vacancy rate across Class A+, A, and B buildings. Despite the high vacancy level, this is primarily due to the delivery of new developments, especially after 2022.
Although the region has seen some quarters of negative net absorption, the annual performance remains strong, with positive net absorption recorded every year since SiiLA began tracking the market.
