On top of the motivation from the jump in e-commerce during quarantine, the two announcements have something else in common: the address. Cajamar (SP), a city with 77 thousand inhabitants only 30 kilometers from São Paulo, is consolidating itself during the pandemic as the largest pole of high-standard logistics condominiums in the country.
According to data found exclusively at the SiiLA research platform, this year alone, the city gained over 203 thousand square meters of logistics warehouses within this profile, an increase of 15%. Now, the total area of the complex is 1.5 million square meters. And the best is yet to come: by the end of 2022, they plan to expand the number of warehouses in the city by practically 1 million square meters, increasing the area by two-thirds.
With the boom of e-commerce in Brazil, the operators of industrial properties started to build warehouses even before there was a firm demand, betting that the interest will be immediate.
- There is a strong tendency of concentration in Cajamar by companies that operate the so-called marketplaces, such as Mercado Livre and Amazon. All because of the growing appeal of the so-called express deliveries, within a day or two, to São Paulo. In addition to being less than an hour away from the capital, Cajamar offers direct access to the Bandeirantes and Anhanguera highways and the Ring Road," explains Murilo Marcacini, research director at SiiLA Brasil.
Unlike other cities in the region that are also logistical hubs, such as Jundiaí, Cajamar is characterized by few, but gigantic, developments. The vacancy rate of its warehouses is also low, at 11.4% in the third quarter, against an average of 17% in the State of Sao Paulo, adds Marcacini.
