Located in the metropolitan region of São Paulo, the municipality of Osasco has a population of 728,000 people, according to the IBGE's 2022 preview. There are 166,000 m² of class A+, A, and B industrial properties, with a 10% vacancy rate, according to data from the Market Analytics platform by SiiLA. Over the last three years, there has been no period of negative net absorption, and in 2021 and 2022, the city gained around 76,000 m² industrial properties.
Osasco is a strategic logistics point, being a neighbor to the largest consumer hub in Brazil, the city of São Paulo, and is served by an extensive road network, including Marginal Tietê, Rodoanel, Castelo Branco highway, and Raposo Tavares. Additionally, the city shares borders with Barueri, Taboão da Serra, and Alphaville.
Among the major occupants of the region are TCP Logística, Magalu, Shoppe, Rossi Supermercados, and Heineken - the latter being the subject of a REsource report.
