Cy.Log Embu, a logistics development by Cy.Capital, has reached 100% occupancy. Located in Embu das Artes (SP), the Class A+ property offers a total gross leasable area (GLA) of 39,000 square meters.
In an exclusive scoop, SiiLA’s editorial team confirmed that the new tenant is FEMSA, which leased the remaining 7,600 square meters. FEMSA will now be neighbors with companies such as Cubbo Logística, King Star, Inoar, and Total Química. Cy Capital is already preparing to make structural adaptations to the warehouse to meet the new tenant’s specific operational needs.
As of this publication, neither Cy.Capital nor FEMSA had officially commented on the deal.
Coca-Cola FEMSA Brasil, the largest Coca-Cola bottler in Latin America, continues to strengthen its logistics presence in the state of São Paulo. In addition to the new facility in Embu, the company currently occupies two other industrial properties in the state: BTLG Ribeirão Preto (6,400 m²) and Colinas Park II (10,000 m²), bringing its total to three operational centers in São Paulo.
Embu ended the first quarter of 2025 with a vacancy rate of 14%, within a total inventory exceeding 1 million square meters—mostly comprised of Class A+ properties like Cy.Log Embu.
The most recent addition to the region’s inventory was an expansion completed in the first quarter of this year. Before that, the last new supply came in beginning of 2024 with the delivery of CL Embu 3, offering 72,300 m².
The next supply expected for the region is scheduled for 2026, with the arrival of GLP Taboão and Prologis SP 26, which together will add more than 296,000 square meters.
