The region has enormous untapped potential, using only 5.6% of its total land as built area — meaning there are still 670,274 m² available for development.
The last known project related to the site dates back to 2016 and, unfortunately, was never implemented. It envisioned the construction of five additional warehouses, which would increase the GLA to 185,190 m². Should any expansions or new constructions take place in the region, the project would need to be updated to meet new demands and approved again by the local City Hall, likely undergoing significant modifications.
