Giancarlo Nicastro, CEO of SiiLA, delivered an exclusive presentation on Thursday night, December 7th, at the last meeting of the year organized by Office Connection, a networking and content group for professionals in Corporate and Commercial Architecture, Real Estate, Facilities Management, Human Resources, Management Companies, Turnkey, and Construction. The event occurred on the 24th floor of the West Tower of Cenu, the showroom office of Cavaletti, situated in the Berrini region of São Paulo.
The executive presented insights and analyses from SiiLA regarding the office and occupancy market. "Today, we already have a higher volume of new leases than those recorded in 2019. In 2023, for example, there were more than 1,935 new occupancies. This indicates that companies are indeed investing in new corporate spaces," he commented.
In São Paulo's main corporate regions, the vacancy rate for available spaces is 21.36%. However, in areas like Faria Lima and JK, those seeking vacant offices find limited options, with availability rates of 6.20% and 6.06%, respectively, of all existing offices in the regions.
The highlight of the presentation was the profile of leased areas. "Unlike before, when companies with 100 employees leased large offices, today, a company with 100 collaborators rents a space with 50 workstations, already considering that hybrid work arrangements will persist," Nicastro analyzed.
This trend is already manifesting in corporate buildings. Giancarlo Nicastro presented a case that occurred at Continental Tower, within the Cidade Jardim complex, where floors of 1,600 m², previously divided into up to 2 units, are now offered in 8 units ranging from 176 m² to 276 m². SiiLA's monitoring indicates that, after dividing the floor into 8 units, the vacancy rate of the development dropped from 46% to 29%, while the property's asking price rose from R$ 67/m² to R$ 96/m².
For those providing office services, this trend directly influences the solutions to be offered. "Companies today want their offices to be collaborative spaces, fostering interaction among teams. Therefore, every corporate space must be developed with the understanding that the occupied area is smaller and should not include furniture designed for workstations for all employees. Instead, spaces should promote interaction among teams, meeting rooms, and some telephone booths are also being demanded for those employees who are on-site but need to participate in an online meeting."
