Mexico is becoming a reference point for business, as Taiwan’s Foxconn, the world’s largest supplier of technology products, recently announced plans to build the largest factory in the world in the country. The facility will be constructed in the state of Jalisco on a 421,600 square meter plot acquired in 2023, costing MXN 450 million pesos (approximately USD 23 million). The space will be dedicated to the production of Nvidia’s GB200 superchips.
Currently, Foxconn occupies over 482,000 square meters of gross leasable area (GLA) in Mexico, with a presence in key markets such as Ciudad Juárez, Guadalajara, and Tijuana, according to data from SiiLA. Alejandro Delgado, Country Manager for Mexico at SiiLA, stated that in recent years, Foxconn has become one of the fastest-growing tenants in Mexico’s electronic manufacturing sector, solidifying its role as a key player in the country.
“Since 2021, Foxconn has doubled its presence in Mexico. The recent announcement of new investment in Guadalajara highlights the growth of the microchip and electronic components manufacturing industry, further strengthening its influence in the Mexican economy,” the executive commented.
In recent years, several Asian companies have started occupying logistics and corporate spaces in Mexico, aiming to produce and serve the American market, as well as the Latin American market, in a movement known as Nearshoring.
The industrial real estate region of Guadalajara has established itself as a strategic hub for the electronics industry, accounting for 11% of the GLA in the sector nationwide. The construction of the new factory in Jalisco reinforces the region’s position as a technology center and consolidates Mexico as an intermediary in the global advanced technology supply chain. Experts expect that with Foxconn’s arrival, other companies will also seek space in the region.
According to a survey by SiiLA, Foxconn is a tenant in two logistics properties in Brazil, both located in São Paulo state. The Jundiaí Business Park, which spans 28,660 square meters and is 100% leased to Foxconn, and the Global Jundiaí, with a total area of 41,411.90 square meters, of which the company occupies about 29,000 square meters.
Foxconn will be responsible for manufacturing Apple’s new line of smartphones, the iPhone 16, and recently completed earthworks on a site located along the SP-75 (Sugar Road) in Itu, continuing the process of establishing a facility in the municipality. According to the city hall, the implementation of this unit is expected to generate a considerable number of new jobs.
