In Brazil, more than 5 million m² are available for commercial leasing. Of that total, about 3 million m² are office space and more than 2 million m² are logistics warehouses. In a market this competitive, having a great property isn’t enough—you need to stand out in front of the right tenants.
That’s exactly what SPOT does. The platform brings properties into the digital era, centralizing detailed descriptions, differentiators, available areas, asking prices, current photos, and professional marketing materials. More than organizing information, SPOT boosts visibility and drives better asset performance by putting listings directly in front of tenants who are actively looking. It also enables practical, direct tour scheduling—shortening the path from owner to occupier.
Still unsure? Consider the numbers: adults now spend about 8 hours a day online—more than half the day on a screen. Around 80% of real estate sales begin online, and most tenants expect comprehensive descriptions and high-resolution photos. Access to quality digital data is now table stakes—traditional flyers just don’t cut it.
SPOT checks every box. And the strongest proof comes from those who already use it.
In a conversation with Manuela Faria Alvarez, Real Estate Business Manager at Cy.Capital, she described how tenant sourcing worked before adopting SiiLA’s platform: “We used a very common approach in the market—hiring consultancies to prospect tenants,” she says.
Today, with SiiLA’s Marketing 360° / SPOT solution, she highlights the direct impact on credibility and communication with prospective tenants:
“What helps most is the credibility and the closer connection between broker, tenant, and our company. (…) SPOT makes that contact easier and adds credibility by bringing together so much information about our company, team, and properties.”
For Alvarez, the cre market requires more assertive digital strategies:
“Unlike the residential market, which invests heavily in marketing, the logistics-warehouse segment needs to be more precise. There’s no point spending on trade-show booths or flyers—it’s not effective. Advertising starts on digital real estate platforms—that’s the baseline.” She adds: “We need to be present on digital platforms to reach a wider audience. We rely heavily on digital and on marketing tied to relevant content and news.”
The REsource team also spoke with Marcello Yudi Okuyama, Commercial Manager, and Carolina Queiroz Fernandes, Marketing Coordinator at SYN, about when they turned to SPOT and why.
“The timing was when we realized we needed more dedicated communication. We saw the need for a more active, intentional effort to speak to the audience already using SPOT and SiiLA’s tools for information—not only specifications, but also availabilities.”
Since then, Marcello notes a jump in inbound inquiries after subscribing—making prospecting easier—and an improvement in data quality. “Having a platform with multiple assets and availabilities helps a lot to bring in new business. Today we already receive many requests and contacts by email.”
“Before SPOT, availability information usually came from brokers posting on websites, but the data often wasn’t well prepared, up-to-date, or accurate. On SPOT, contact is direct with the owner or manager. Information is always correct and current, which shortens the path to a deal. It already arrives targeted. That was crucial in choosing SPOT,” he adds.
From a marketing standpoint, Carolina says the previous process was “reactive,” dependent on sporadic meetings to gather information. With SPOT, access is fast and easy: platforms act as enablers, site visits become more targeted because specs, availabilities, and FAQs are already on screen, and in-person negotiations are more objective and efficient. Tenants arrive better qualified—they’ve understood the property profile beforehand and come with stronger intent.
The pair emphasize that SPOT has added credibility to SYN’s asset management with up-to-date data as digitization gains momentum in the market. “Professionals want practicality and reliability. On SPOT we find both,” Marcello concludes.
Marketing 360° / SPOT, a SiiLA solution established in Brazil, is also available in Mexico—bringing owners and tenants together with information, visibility, and results. According to Humberto Peralta, Controller at Mexican developer Grupo FREL, “SPOT was instrumental in closing a major deal in 2024. It’s a practical solution to connect landlords and tenants.”
With more than 60 years in the market, Grupo FREL is one of Mexico’s leading developers. Among its most iconic properties are Corporativo Polanco, a Class A building in one of Mexico City’s most exclusive areas, built in 1996 with LEED certification; The Summit Santa Fe, a Class A+ tower delivered in 2022 with 51,956 m² of leasable area and LEED Gold certification in one of the capital’s most modern financial districts; and Corporativo Torre Prisma, a 36,000 m² tower in the Polanco area. As in Brazil, SPOT has proved decisive in Mexico for accelerating negotiations and strengthening asset performance.
