The market never stops! One day after Christmas, on Friday (26), the real estate investment fund GARE11 announced, through a material fact, the completion of the acquisition agreement for Parque Logístico Confins for R$ 86.8 million. The asset, previously owned by Brookfield, was acquired through the delivery of units of the fund itself.
According to the announcement, FII GARE11 expects to receive an average yield above 10% per year over the next five years. This acquisition also marks the fund’s debut in the state of Minas Gerais.
The stabilized cap rate of the transaction is 7.2%.
Located near Confins International Airport and just 6.5 km from Belo Horizonte, the Class B property has a gross leasable area (GLA) of 24,600 sqm and a total land area of 67,200 sqm. In addition, the development includes two warehouses, 56 loading docks, and 25 uncovered parking spaces, with a market value of R$ 19.82/sqm.
Approximately 3% of the asset is dedicated to office space, and it is currently 100% leased to three major companies: Mercado Livre, Três Corações, and Vale do Rio Doce.
