The industrial real estate market in Guarulhos is making waves on the national stage, emerging as one of the most coveted regions for developers, investors, and tenants. According to data from the Market Analytics platform, the current footprint of this property type spans over 1.7 million square meters. And it is in Guarulhos that cy.capital, a management firm specializing in industrial real estate, is in the final stages of completing the cy.log Guarulhos project.
Giancarlo Nicastro, CEO of SiiLA and a professor at SiiLA ACADEMY, recently toured the development during its final construction phase. He engaged in an insightful conversation with Manuela Alvarez, the real estate business manager at cy.capital.
The interview delved into a spectrum of topics, ranging from the strategic vision driving cy.capital's project to the challenges and opportunities shaping the landscape of upscale developments in Guarulhos.
GN: Manuela, can you walk us through the process—from choosing the land, developing the project, to the anticipated delivery of this development in Guarulhos?
MA: Let's kick off with the land selection. This was a remarkable success story as we acquired the land through a financial swap; the owner offered the land, and we executed the construction.
We opted to break down the project into two phases. The first resulted in the current Built-to-Suit (BTS) development, custom-crafted for a company owned by the same individual as the landowner. He, in fact, played a pivotal role in the project's development. The second phase is speculative, and we plan to lease it commercially, covering an expansive 110,000 square meters.
GN: Why Guarulhos?
MA: Guarulhos stands as the primary logistics hub, not only in São Paulo but across Brazil. The Dutra axis forms the link between the cities of São Paulo and Rio de Janeiro, boasting a well-established structure as a logistics hub in Brazil.
GN: Can you share the timeline from land selection to the projected delivery?
MA: In reality, we had our eyes on this land for quite some time. From finalizing the purchase to initiating construction, it took approximately a year. Construction commenced in early 2023, and the delivery of the first phase is slated for the year-end. The tenant is gearing up to customize their operations. Phase two is set for delivery at the end of next year, in December. Currently, we are in the midst of earthwork and laying the foundation.
GN: What unique features have you incorporated into this development?
MA: In terms of property quality, we pride ourselves on being A+. We meet all specifications, including a 12-meter ceiling height, a floor capacity of 6 tons per square meter, sprinklers, and comprehensive access solutions. Substantial investments were made to enhance accessibility.
We've designated areas for environmental preservation to offset construction impacts and addressed various infrastructure concerns. Additionally, we plan to implement a bus stop here, considering the number of employees who will be working in the facility once it's operational.
GN: It seems like this region is in high demand. Are there potential tenants already expressing interest?
MA: Surprisingly, even before project approval, we were fielding inquiries. It's evident that tenants are keen on establishing their presence here in Guarulhos. We've witnessed a diverse range of demands, from smaller tenants to those eyeing the entire facility.
