Goodman breaks ground on its first logistics park in Guarulhos, with 115,000 sqm of GLA

Under the leadership of Thomaz Camargo, Goodman has begun construction of Goodman Guarulhos, the company’s first development in the São Paulo municipality. The logistics park will offer 115,000 square meters of Gross Leasable Area (GLA) across two warehouses and is scheduled for completion in December 2027.

The project will add to Guarulhos’ development pipeline, which currently comprises more than 1.8 million sqm of GLA. According to data from SiiLA’s Market Analytics platform, digital fulfillment companies are among the region’s main occupiers and represent Goodman’s target audience for the development.

With the region’s leading occupiers in mind, the project was designed to accommodate fulfillment operations, bringing warehousing, handling and distribution activities together in a single location. According to the company, the development will primarily serve logistics and e-commerce companies seeking greater operational efficiency.

“Guarulhos is currently one of Brazil’s leading logistics hubs. This project marks Goodman’s entry into the city with a large-scale development designed to accommodate complex, high-performance operations, driven primarily by the growth of e-commerce,” says Thomaz Camargo, CEO of Goodman Brazil.
