Pátria Renda Urbana (HGRU11), a real estate investment fund, has announced the completion of its acquisition of the Paulista 2000 building, located on Avenida Paulista in São Paulo, for R$ 71,997,250.12. The purchase price is approximately R$ 11,825 per square meter, with a Cap Rate of 9.24%, according to data from SiiLA.
The property, which is single-tenant, is fully leased to University Anhembi Morumbi, a subsidiary of Ânima Educação. With this acquisition, the fund will receive a monthly rent exceeding R$ 543,700, equivalent to R$ 89.31 per square meter. This amount will be included in the fund's distribution of earnings, with 95% of profits for the semester being passed on to shareholders, as stated in the relevant fact announcement.
In a statement, Pátria emphasized the importance of the tenant's sector—education—highlighting that the property is "operationally relevant for the tenant; the lease has a long-term alignment; the location is attractive and strategic for the region; and the tenant demonstrates financial stability."
According to SiiLA’s monitoring, the education sector ranks fourth among the largest occupants in the Paulista region. Some of the major institutions in this sector with a presence in the area include Faculdade das Américas (FAM), Universidade Cruzeiro do Sul, Universidade São Judas, Fundação Getúlio Vargas (FGV), and IBMEC.
According to the SiiLA platform, the vacancy rate for Class A+, A, and B properties in the Paulista region was 12.44% at the end of Q3 2024.
According to Pátria’s Investment Thesis, the Barão do Amparo building is occupied by Universidade Anhembi Morumbi and has 6,089 square meters of gross leasable area, a ceiling height of 2.7 meters, and is located near the Consolação subway station. The building has 15 floors, with 14 dedicated to classrooms and the top floor containing meeting rooms.
Additionally, the building features a ground floor with a common area, the first basement used as a veterinary clinic, and the second and third basements dedicated to parking.
The deal was finalized under the management of Banco Genial and Pátria Investimentos.
