In 2003, the dollar fluctuated between R$ 2 and R$ 3, the Brazilian national soccer team was five-time world champion, the president was Lula, and the construction of the Bonsucesso Cloverleaf began. Twenty-one years later, the dollar fluctuates between R$ 4 and R$ 5, the Brazilian national team is still five-time world champion, the president is Lula, and finally, the Bonsucesso Cloverleaf is being completed.
Connecting the Presidente Dutra Highway with various access points to the neighborhoods of Guarulhos, the cloverleaf is a controversial project that involved expropriations and millionaire concessions.
According to a press release from the federal government, the highway carries about 350,000 vehicles per day and 50% of Brazil's GDP. Due to the importance of this route, President Lula participated in the inauguration ceremony of the cloverleaf.
On the 25th, President Lula was in the region for the official inauguration of the project, alongside ministers and the vice president. In addition to the Bonsucesso Cloverleaf, the Jacu-Pêssego Cloverleaf on the same highway was also inaugurated.
Market Analytics data shows that within a 2 km radius of the cloverleaf, there are nine industrial properties classified as A+, A, and B monitored by SiiLA, including the Brookfield Properties Parque Logístico Guarulhos II.
Although it is a long-awaited project, Brookfield Properties CEO, Hilton Rejman, says it is too early to assess the impact of the Cloverleaf, but there is an expectation that it will improve the flow of vehicles and increase the value of the region.
“It is too early to assess the impact of the new cloverleafs, but the projects were necessary and desired for a long time. Our expectation is that it will improve the flow of vehicles and bring new projects and value to the region,” he says.
The properties within a 2 km radius of the cloverleaf have an occupancy rate of 91.8% and together total over 727,000 square meters. Two expansions are planned for the developments in this micro-region, both on Brookfield's property.
Tenants such as Lojas Riachuelo, General Motors, Shopee, Raia Drogasil, and Mundial Logistics will benefit from the construction of the cloverleaf. The Guarulhos region is one of the main logistics hubs in Brazil. It alone has 2.2 million square meters of A+, A, and B logistics developments. Besides its proximity to the largest Brazilian city, the region has an international airport and highways that connect to the interior, Minas Gerais, and Rio de Janeiro.
