Industrial Properties Across the Country

The SiiLA Brasil platform maps over 50 million square meters of industrial properties. When it comes to industrial properties, the platform's latest statistics indicate that there are 16 million square meters of constructed properties throughout Brazil, encompassing A+, A, and B developments. This represents a remarkable leap of over 250% compared to the amount of constructed square meters in 2010.


This growth is a result of the demand from large national and multinational companies seeking quality industrial spaces to optimize their operations across the country. "The state of São Paulo has the highest concentration of these types of properties, with 9 million square meters, as major companies seek warehouse and logistics spaces near the country's largest consumer center," comments Giancarlo Nicastro, CEO of SiiLA Brasil.


"However, in addition to São Paulo, 15 other states already have at least one industrial property. Although these regions have a smaller quantity of square meters, all Brazilian regions are receiving this type of property, reflecting the investors' and developers' strategy to meet the logistical needs of companies operating nationwide", concludes the executive.


Property Classification


Industrial properties are classified as A+, A, B, and C based on specific technical and construction characteristics. A+ and A-class developments are considered high-standard, as they efficiently cater to industrial operations across various sectors.


"Currently, Brazil has 74 industrial properties classified as Class A+, as their projects offer efficiency and comfort to the operations of occupying companies," comments Nicastro.


To explain the technical differences, we present below some key criteria considered for the classification of industrial properties.


Ceiling Hight


High-standard developments must provide a minimum ceiling height of 10 meters (Class A) or 12 meters (Class A+) for their tenants. The greater the distance between the floor and ceiling of a property, the more storage space and efficiency it offers.


Floor Load Capacity


High-standard developments must support a minimum floor load capacity of 5 tons per square meter (Class A) and 6 tons per square meter (Class A+). The floor load capacity represents the weight in tons that occupying companies can handle within an industrial property without causing damage to the floor.


Sprinkler System


The fire prevention system is a requirement for industrial properties to achieve A+ or A classifications. This is an important safety measure for industrial operations and property occupancies in general.


Loading Docks


The number of loading docks also directly impacts the agility of an industrial operation. Therefore, for a development to be classified as A, it must offer 1 loading dock per 1,000 square meters, and Class A+ developments must provide 1 loading dock per 500 square meters. To be considered A+, the development must also offer automatic leveled docks.


Laser-Levelled Floor


This is a characteristic found in Class A+, A, and B developments. Laser-leveling of the floor is a construction technique that ensures a uniform surface without undulations or unevenness, allowing smooth movement of machinery and other equipment within the industrial property.


Thermal and Acoustic Insulation


High-standard developments (Classes A+ and A) must provide thermal insulation to prevent excessive heat entry and acoustic insulation to reduce noise emitted within the premises, enhancing the well-being of employees and industrial operators.


Efficiency Area


The efficiency area, i.e., the area designated for industrial operations, must constitute a minimum of 70% of the total leasable area for Class A developments and at least 85% for Class A+ developments. This means that a higher percentage of the leased area can be used for logistics operations, excluding mezzanines, offices, and others.


Natural Light

Another characteristic of high-standard developments (Classes A+ and A) is the presence of natural light within the logistics condominium. This feature contributes to energy savings and enhances the well-being of employees and logistics operators.


Sustainability Certification

For Class A+ developments, SiiLA Brasil requires the achievement of a sustainability certification, which can be issued by various organizations and companies in the industry. This ensures that the construction follows and applies sustainable practices in its project.
