Nestled on a sprawling 232,685 m² parcel of land alongside the President Dutra Highway, CL SP Dutra industrial property delivered its first modeules in São Paulo, this Wednesday, the 18th, during an opening cerimony. This modern industrial complex is the product of a collaboration between SYN Prop & Tech Sanca and SPX Capital.

At the event, attendees were given an overview of the 35,539 m² of Gross Leasable Area (GLA) within Block 100, as well as the 9,884 m² in Block 400. It's worth noting that both Modules 1 and 2 of Block 100, along with the entire Block 400, were already pre-leased and came with active lease agreements.

With impressive features including a 12-meter ceiling height and a substantial floor load capacity of 5 tons per square meter, this development offers effortless access to the President Dutra Highway. It's situated just about 4 km away from the Marginal Tietê and is conveniently located within a 15 km radius of downtown São Paulo.

The warehouse, which has already been delivered, consists of 12 modules with sizes ranging from 2,519 m² to 5,174 m². These modules are designed for flexibility and can be seamlessly interconnected. Each module also provides five parking spaces for trucks.

In the case of Block 400, which has also been delivered, each unit boasts nine parking spaces for accommodating large vehicles, covering an impressive area of 4,942 m².

Upon completion of the entire project, as envisioned by the developers, the industrial property will offer a Gross Leasable Area of 128,516 m². It's important to note that half of Block 200 is on track for completion in September 2024, with the remaining portion scheduled for August 2025. Furthermore, Block 300 is set to be handed over in January 2025.
