Within the commercial real estate market, the terms "Total Private Area" and "BOMA Area" are recurring. Whether in agendas, projects, or data and analysis, these two types of areas almost always make an appearance.
If you are new to the real estate world, in this article we will talk about the difference between these two types of areas.
Total Private Area
This is the area considered for the exclusive use of the owner or occupant, which may include the bathroom and kitchen when these are within the occupant's unit and are available only to the occupant.
In the case of balconies and technical areas, such as the space dedicated to air conditioning, these are included in the private area when they are also available only to the occupant.
BOMA Area
The word BOMA is an acronym in English for Building Owners and Managers Association and is currently used more often to mean the sum of all private and common area of the property. Consequently, this area ends up being the largest in terms of measurement.
What often happens is that some companies end up only mentioning the measurement of the BOMA area (whether in agendas, results, Relevant Facts or Market Communications), and this makes the property more valuable because it supposedly has a large measurement.
