Launch and Commercialization Volumes Expected to Increase in 2024, says Jive Investments Partner

Flexible work, investment in logistics, changing consumer profiles, and a declining basic interest rate. There are several variables influencing decisions of major players in the Brazilian real estate market. The REsouce team has been talking to executives to hear their expectations for 2024.

Today's interviewee is Diego Fonseca, a partner at Jive Investments, an alternative investment manager with an integrated platform for credit recovery and management of distressed properties and other assets.

REsource: What are the company's expectations and outlook for the sector in 2024?

Diego Fonseca: We believe that the commercial real estate market for logistics will continue to perform well in 2024. Some areas are experiencing a slight decrease in office vacancy as well, a trend we are monitoring and believe could accelerate at certain points. In the residential market, we will remain more cautious, especially due to the recent conservative stance of major banks regarding the availability of financing and cost conditions for final buyers.

RE: Are there any innovation initiatives planned for the coming year at Jive?

DF: We plan to expand our presence in the real estate market with new fundraising for existing funds in-house. We are also working on the launch of new real estate funds.

RE: What trends are expected to transform the sector next year?

DF: The normalization of flexible working arrangements in large companies, coupled with an economic environment expected to be more positive due to the anticipated interest rate reduction in Brazil, should lead to an increase in the volume of new project launches and the total volume of real estate transactions in 2024. It does not seem to be a year with major trend changes but rather a period with positive evolution in the overall market performance.
