Amid crises, one sector that never stops is the medical field. From hospitals to clinics, they continue to operate, serving the population and their needs. According to Global Health Intelligence, the sector is expected to experience slow and steady growth, and Brazil's economic growth is predicted to impact the healthcare sector.
Since the pandemic, the sector has been changing, not only in healthcare itself but also in the real estate sector within the healthcare market. Rising rents and inflation have affected healthcare professionals, a problem that was addressed by three individuals: Gustavo Machado, an engineer; Fábio Soccol, a physician; and Claudio Mifano, an administrator.
Livance operates as a coworking space for doctors, physiotherapists, and psychologists. With dedicated rooms for each specialty, the professionals can receive patients without the concerns that a standard office would entail.
On the sixth floor of the Condomínio Empresarial Mário Garneiro, there is a Livance unit. In a room designated for psychological consultations, one of the founders, Claudio Mifano, sat down with the REsource team for a discussion about this mega-operation.
"I worked in an investment fund for 13 years. There came a time between 2014 and 2015 when I thought it was a good time to go back to the classroom for a refresher. I went to study at Stanford, where I met Gustavo, who is one of the other partners. We started working on some ideas we had until one day the third partner, Fábio, a doctor, appeared. He shared some professional challenges as a doctor, and we started talking and found this challenge interesting," he recounts.
Mifano explains that they interviewed over 150 doctors and healthcare professionals to understand the challenges and thus created Livance. "It was very interesting to delve into the doctor's challenge. We studied and created a methodology to understand the market's pain."
The Livance construction standard is designed to optimize the doctor-patient experience. The space features warm colors, and according to Mifano, the design was created to be a welcoming environment. Additionally, the executive mentions that the floors sought by the company range from 600 to 1000 m².
In the last six years, Livance has conducted 1 million appointments and has more than 7,000 registered professionals. What started as an idea among three friends from different fields has become a major business that combines the real estate market with the medical sector.
Today, Livance's occupancy is diverse. According to the Market Analytics platform, its occupancy is predominantly in class B properties, but the company also occupies class A+ and A assets. Its largest occupancy is at Delta Plaza, a class B asset on Paulista Avenue, where they occupy 1,104 m² of leasable area.
"In 10 years? Considering the way the world is, let's go to Mars," he jokes. "I think we have a plan and a mission to influence the healthcare sector. We can expand our units and reach places where we are not yet present, beyond São Paulo and Rio. We also aim for partnerships with other players in the healthcare chain, such as health plans," he says.
Mifano also confides to REsource that there are big plans on paper, and, dreaming big, one day there may be Livance-branded buildings all over Brazil.
"Today, I prefer to invest in 34 regions than to build a single building in one region. At the same time, I think single buildings are a path. At some point, we may, eventually, if we do a larger business, create a specialized floor, for example," he reveals.
Currently, Livance has units in São Paulo, Campinas, Alphaville, and Rio de Janeiro. Professionals receive full support for appointment scheduling websites, receptionists, business cards, payment accounts, and everything else needed.
"The doctor is an entrepreneur, but no one told him. He didn't have classes in entrepreneurship, finance, or marketing. When in the job market, they have to set up an office, hire people, do marketing, and handle finances," says Mifano.
The executive explains that most doctors work in more than two offices. Furthermore, Mifano says that all the amenities offered can result in savings of up to 60%.
The Livance-occupied floor in Mario Garneiro has 12 multidisciplinary consulting rooms, four gynecology consulting rooms, six psychology consulting rooms, and two teleconsultation rooms.
