"Logistics to accelerate three years in 3 months", says SiiLA CEO at the FII Summit

SiiLA attended the opening of the FII Summit, an event on Real Estate Investment Funds promoted by EQI Investimentos. Giancarlo Nicastro, CEO of the multinational, joined the opening panel with the theme "Perspectives for the real estate sector and the FIIs industry", mediated by Luiz Razia, presenter, and investor. Juliano Custodio, CEO of EQI Investimentos, and Fernando Crestana, responsible for the Real Estate Income Production Funds at BTG Pactual, also joined the debate.

Nicastro presented the scenario of the sectors of offices, industrial properties, and malls based on data and intelligence from SiiLA and the perspectives of how these segments should behave in the future. SiiLA's CEO highlighted the importance of the FII investor understanding the market cycles of the real estate market: "The FII investor has to understand that it is a long-term investment. Nobody buys a house today and sells it tomorrow. So, these are long cycles."

According to the CEO of EQI Investimentos, paper funds, today tend to attract more Brazilian investors, given the volatility associated with brick funds. Despite this, the executive has good prospects for FIIs. "I believe as an investor that for the beginning of next year, we will see the brick funds start to rise", highlighted Custodio.

Nicastro explained the boom moment of the segment regarding the logistics sector, driven by the pandemic and acceleration of online sales: "Logistics is very new in Brazil, and we had been damming this demand. E-commerce was the great driver to make this phenomenon that happened with logistics condominiums accelerate three years in three months."

For the CEO of SiiLA, the challenge of logistics today is the distribution of the segment throughout Brazil. It is an asset linked to consumption, and most logistics condominiums are concentrated in the state of S. Paulo. "Today, companies understand that there is demand throughout Brazil. We are already seeing companies looking at this outside the SP-RJ-Minas axis and starting to have a presence in other states", he added.
