Logistics rents top R$30/m² as revenue hits R$7.7 billion

The average value of new leases signed at logistics parks surpassed the R$30/sqm mark for the first time. Data from SiiLA’s Market Analytics platform show that transactions reached R$30.01/sqm in 2026, the highest level in the historical series.

The figure represents an increase of nearly 8% compared with the average of R$27.85/sqm recorded in 2025. It is also approximately 15% above the national Market Rent, currently calculated at R$26.02/sqm.

The increase comes in a market with limited availability. The vacancy rate for A+, A and B-class logistics parks fell from 6.05% in the first quarter to 4.42% in the second quarter of 2026, the lowest level since 2016.

During the period, net absorption reached 888,000 sqm, while 388,000 sqm of new logistics space was delivered. Mercado Livre, Shopee and Amazon are helping sustain demand. Together, the companies occupy approximately 4.8 million sqm, nearly 16% of the national inventory monitored by SiiLA.

Mercado Livre leads by a wide margin, occupying approximately 2.99 million sqm. Its recent transactions include leases for 125,100 sqm at Zolver Bandeirantes and 63,100 sqm at KSM Log Guarulhos I.

Shopee, which occupies approximately 1.14 million sqm across the country, leased 100,800 sqm at BRZ 386 Logistics Park and 53,700 sqm at Parque Logístico Guarulhos II.

Amazon ranks third among digital fulfillment companies, occupying approximately 685,000 sqm. Other sectors also contributed to the market’s performance, particularly transportation and logistics, which recorded 593,000 sqm of net absorption over the past 12 months.
