CPLG11 announced the lease of CL Imigrantes VI, also known as CPLG SBC Imigrantes, to Argentina-based Mercado Livre in São Bernardo do Campo, located in the Greater ABC region of São Paulo. According to the fund, the e-commerce company leased the entire property, totaling 74,900 m², under a five-year agreement.
The Class A asset consists of two warehouse buildings with direct access to the Rodoanel highway and close proximity to the Imigrantes Highway. With this transaction, the fund — which owns approximately 32.4% of the property, equivalent to around 24,000 m² — will reach zero vacancy.

Segundo a equipe de inteligência da SiiLA, o Mercado Livre pagará aproximadamente R$ 37/m², totalizando cerca de R$ 2,77 milhões mensais, dos quais R$ 899 mil ficarão com o FII.
Dessa maneira, o CPLG11 passa a ter 74% de sua receita exposta ao Mercado Livre, sendo 13% referentes ao CL Imigrantes VI e 61% ao CPLG Jacareí, também ocupado pela varejista argentina. Os outros 26% pertencem à Amazon, instalada em um imóvel no Paraná.
Segundo dados da SiiLA, o ativo foi negociado acima do valor de mercado, segundo a análise da equipe de inteligência, o valor de mercado é de R$ 33,29/m².
Market Analytics data shows that the Greater ABC region has a vacancy rate of 11.5%. The region has been gaining prominence in the logistics market, and the first quarter of 2026 marked the sixth consecutive quarter of new inventory deliveries.
Since the fourth quarter of 2024 — the beginning of the current cycle of quarterly deliveries — the region has recorded net absorption of 442,000 m². Highlights include Shopee in Q1 2026, with 83,500 m² absorbed, and Bridgestone in Q2 2025, with 116,400 m².
