This Thursday (June 5), Brick Capital announced that Bricklog Guarulhos has been 100% leased by a single tenant. The SiiLA journalism team exclusively confirmed through market sources that the new occupant is Mercado Livre.
The Argentine company will occupy the entire 105,300 m² of the logistics complex, which was delivered in May. The property, classified as Class A, is being leased at around R$30/m². This means Mercado Livre will be paying approximately R$3.1 million per month.
When contacted by SiiLA’s journalism team, Brick Capital stated it would not comment on the tenant or on the lease terms.
The new lease will become Mercado Livre’s fifth-largest occupied space in Brazil. In the municipality of Guarulhos, the company is already present with 161,000 m² at GLP Guarulhos II and 8,900 m² at Parque Logístico Aero I. With the addition of Bricklog Guarulhos, this will mark the 48th industrial property occupied by the company in the country.
Currently, excluding this new lease agreement, Mercado Livre already occupies 1.6 million m² across Class A+, A, and B industrial properties.
In the first quarter of 2025, the company leased 11,600 m² at CCDI Jundiaí, an operation that expanded its regional footprint after vacating 4,300 m² at Bandeirantes Business Park. During the same period, the company also vacated 1,700 m² in Aracaju and another 6,900 m² in Fortaleza.
In 2024, Mercado Livre expanded its leased area by 364,900 m². If the current pace of new leases continues, that figure is expected to be surpassed in 2025.
