In the second quarter of 2021, Brazil gained 300,642 square meters in the new Class A+, A, and B industrial inventory. Of this amount, 80% were already pre-leased, mainly to companies in the retail sector, such as Magazine Luiza, Madeira Madeira, and Mobly, according to the most recent data from SiiLA Brasil, a multinational operating in data and analysis of the real estate market in Latin America.

Thirty-seven thousand square meters were delivered in the Northeast region, with only 14 thousand square meters still available, referring to the GRID FSA project in Feira de Santana, Bahia. The warehouse is making available modules from 1,440 square meters for lease. The vacancy rate for logistics warehouses reached a historic low since the beginning of SiiLA's monitoring, reaching 10.48% in the quarter. For Giancarlo Nicastro, CEO of SiiLA Brazil, the rate that measures the ratio of non-leased spaces should keep the pace of falling in the coming semesters.

"We are observing the intense movement of players in the search for logistics warehouses to meet the demand for their e-commerce activities, which was intensified by the pandemic and should remain heated, even if there is a full reopening of activities, with the advance of vaccination. E-commerce is a path of no return, and Brazilians will not stop shopping online when the pandemic ends. Therefore, we are forecasting a continued reduction in the vacancy rate, as we will not have large returns in the coming months.

"In the state of São Paulo, the expansion of Espaço Gaia Terra in Atibaia and the Centro Logístico Cajamar – Bandeirantes were delivered. With the recent lease to Mobly, furniture and decoration e-commerce, the latter is partially occupied in a transaction brokered by SDS Properties. Minas Gerais concentrated the largest number of areas delivered, with six projects, including new logistics condominiums and expansions, all in Classes A+ and A, totaling 139,992 m² in new inventories.

Check out the main deliveries for the period:

1) Cajamar Logistics Center – Bandeirantes

The Class A+ logistic condominium is located at Km 34 of Rodovia dos Bandeirantes, in Cajamar (SP), 48 km from the capital. With the expansion, delivered in the second quarter of 2021, the project has a gross leasable area of 122,712 square meters and 12 meters of ceiling height.

2) Pouso Alegre Condominium

Enterprise is located in the region of Pouso Alegre, in Minas Gerais, 393 km from Belo Horizonte. With a total gross leasable area of 17 thousand m² and 12 meters of ceiling height, the property is Class A+ and has 24-hour security, armored cabin, a truck yard, and 50 docks, among other features.

3) FW5 Condominium

The Class A logistic condominium with a gross leasable area of 74,573 square meters in Extrema, in Minas Gerais, and at km 943 of the Fernão Dias highway. The project, delivered in April 2021, has 12 meters of ceiling height, and among its features, it has an armored cabin, 24-hour security, 54 docks, and other specifications.

4) FSA GRID

The Class A development is located on BR 324, at km 525 on Avenida Deputado Luiz Eduardo Magalhães, in Feira de Santana, Bahia. The multi-tenant Condominium has a total area of 95,023 square meters, in modules from 1,440 square meters, with a ceiling height of 10 meters and floor load of 6 ton/m². Among the features are parking (with space for 200 trucks), meeting rooms, a restaurant, 24-hour security gate, in addition to tree-lined social squares.
